Can You Get a HELOC on a Duplex, Triplex or Fourplex?

Yes. As of October 2026, one of our lending partners treats a duplex, triplex or fourplex the same as a single-family home: an investment line can reach 90% combined loan-to-value with a 720+ credit score, 85% with 700 to 719, and 75% with scores from 640 to 699. The same lender goes up to 90% if you live in one of the units or use it as a second home. The top tier costs noticeably more, so many owners keep their total borrowing at 85% or less to get better pricing.

Combined loan-to-value, or CLTV, is your existing mortgage plus the new line, divided by the property value. Many lenders cut that ceiling for multi-unit homes or will not lend on them at all, which is why the lender matters as much as the property.

Modern Home Lending is a mortgage broker licensed in Arizona, Colorado, Florida and Georgia. Here is what our lending partners offer on 2-4 unit properties right now.

Can you get a HELOC on a 2-4 unit rental property?

Yes. Most banks do not offer equity lines on rentals at all (here is why), and some of the programs that do lend on rentals skip 2-4 unit properties. With one of our lending partners, the unit count does not change the limit.

Ceilings by how you use the property, as of October 2026:

How you use the property720+ credit700 to 719640 to 699
Rental (you live in none of the units)Up to 90%Up to 85%Up to 75%
You live in one unit (owner-occupied)Up to 90%Up to 85%80% to 85%, rising with your score
Second homeUp to 90%Up to 85%75% to 85%, rising with your score

These are the top tiers on one lender's pricing grid, and they match its single-family limits. The highest tiers carry the highest pricing, and your line also depends on income, debts and the appraised value.

Why do fourplexes get turned down so often?

Because many equity programs are built around single-family homes. The usual reasons we see:

  • The program does not take multi-unit property. Some automated programs, including one we work with, do not lend on 2-4 unit homes at all.
  • A lower ceiling for multi-unit homes. Other programs take duplexes and fourplexes but cut the limit, often by 5 to 10 points compared with a single-family home.
  • Rural location. Some programs do not lend on rural properties.
  • Unit standards. Some second-lien guidelines require each unit to have its own full kitchen and a minimum size.
  • Five or more units. That is commercial lending. The residential HELOC programs we work with stop at four units.

If a bank or another lender told you no on a fourplex, it may have been the program, not the property.

How much can you borrow on a fourplex?

Here is a worked example: a $600,000 fourplex with $250,000 owed on the first mortgage, every unit rented.

Credit scoreCLTV ceilingTotal debt allowedRoom for a line
720+90%$540,000$290,000
700 to 71985%$510,000$260,000
640 to 69975%$450,000$200,000

The math is the ceiling minus what you owe. With this lender, a single-family rental with the same value and balance gets the same numbers. These figures are illustrations, not quotes. Your line also depends on income, debts and the appraisal, and this program requires most of the line to be drawn at closing. The top tier also carries much higher pricing than the tier below it, so many owners choose a line that keeps them at 85% or less.

How much could your duplex, triplex or fourplex support?

Enter your own numbers. Choose investment if you rent out every unit, or primary residence if you live in one of them, and the calculator applies the ceiling for your credit score.

Occupancy
$
$
Ceiling for your score (CLTV)90%
Max combined borrowing (90% of value)$540,000
Estimated line of credit available$290,000
Line at 85% CLTV, where pricing is often better$260,000

Estimated line of credit available: $290,000, at up to 90% combined loan-to-value. Line at 85% combined loan-to-value, where pricing is often better: $260,000.

Estimate only, not a quote or approval. It applies the combined loan-to-value ceilings one of our lending partners prices for 2-4 unit homes by credit score as of October 2026. Your actual line also depends on income, debts, the appraised value and the lender's guidelines, and higher ceilings carry higher pricing.

Does rent from each unit help you qualify?

Yes, it can. Equity lines qualify on your income and debts, and rent from the units can count toward your income. It adds to what you earn rather than replacing it: we do not have an equity line that qualifies on the rent alone. How much counts depends on the lender and how you document it. Many lenders work from the rental income on your tax return's Schedule E, where expenses you deduct lower the figure. That is why tax write-offs can hurt your approval. Each lender sets its own method, and we confirm how yours counts the rent before you apply.

We can verify income off bank statements as well. If you are self-employed and your tax returns understate what you earn, some of our lending partners qualify you on 12 or 24 months of bank deposits instead.

A third path is a DSCR second mortgage, which qualifies on the property's rent instead of your income. It is a lump-sum loan, not a reusable line.

What if you live in one of the units?

Then it is an owner-occupied line. With the lender above, the ceiling is the same as a single-family home you live in, up to 90% with 720+ credit. Another of our lending partners offers owner-occupied lines on 2-4 unit homes up to 85% with 700+ credit and a longer draw period, so we price both.

Rent from the other units may help you qualify. The Fannie Mae Selling Guide, which many lenders model their rules on, counts 75% of the gross rent from the other units when you buy a 2-4 unit home, and uses the cash flow from your tax return's Schedule E once you have been renting the units.

To run your numbers, choose primary residence in the 2-4 unit calculator above. Still shopping? Read about buying multi-family housing with a low down payment.

Can you get a HELOC on a 2-4 unit second home?

Yes, with one of our lending partners, at the same limits as a single-family second home: up to 90% with 720+ credit. Most other second-home programs we work with take 1-unit properties only or cap 2-4 units lower. If you rent out the other units, or the whole building, the lender may treat it as an investment property instead, so tell us how each unit is used and we will confirm the category before you apply.

Send us the property and we will price it across the lending partners that take 2-4 units. For single-family rentals, see our investment property HELOC page.
