Can You Get a HELOC on an Airbnb or Short-Term Rental?

Yes, but on the lenders we work with, an equity line on a short-term rental qualifies on your income, not on the property's bookings. As of October 2026, you can qualify with your tax returns or, on some programs, with your bank deposits instead. If you want the Airbnb's own rental income to do the qualifying, the option is a DSCR second mortgage: a lump-sum loan, not a reusable line, that typically counts 75% of your actual short-term rental income.
Most banks will not open a HELOC on a rental, and we explain why banks say no here. Modern Home Lending is an independent mortgage broker licensed in Arizona, Colorado, Florida and Georgia. We shop the lenders that still lend on rentals and show you the honest count before you apply.
Can you get a HELOC on an Airbnb or VRBO rental?
Yes, on investment-property programs that accept short-term rentals. As of October 2026, there are three realistic paths:
- A HELOC on your income. You qualify with your W-2s or tax returns, the same way you would on any investment-property line. Rental income you report on your tax returns can generally count toward that income.
- A HELOC on your bank deposits. If your tax returns show less income than you actually earn, for example because you wrote items off, some of our lending partners can qualify you on your bank statement deposits instead, whether you are self-employed or not.
- A DSCR second mortgage. A closed-end second from one of our lending partners qualifies on the property's rent, including short-term rental income, instead of your personal income. It is a lump sum, not a line.
If your first mortgage rate is not worth keeping, a DSCR rental loan can also replace it with a larger one.
Can a HELOC qualify on your Airbnb income alone?
Not with our lending partners as of October 2026. We do not have an equity line that qualifies a short-term rental on its bookings alone, and we would rather tell you that up front than have you find out after an appraisal. The line looks at you: your income, your credit and your debts, along with the property's value. If the property's income is what makes the numbers work, the DSCR second mortgage below is the program built for that.
How does bank statement income verification work for an Airbnb host?
Instead of your tax returns, the lender looks at your deposits from all sources over the last 12 months. Many of these programs are built for self-employed borrowers, generally with at least two years in business, which is why they help hosts whose tax returns show little income after write-offs. Some also let you add your Airbnb deposits on top of your W-2 income, a hybrid approach that works well for hosts who also have a salaried job.
Which deposits count depends on how they are documented. We review your statements before you apply and tell you what the lender is likely to count. For more on why write-offs shrink qualifying income, see how tax write-offs can hurt your mortgage approval.
How does a DSCR second mortgage count Airbnb income?
It qualifies on the property instead of on you. The program typically takes 75% of your average short-term rental income over the last 12 months, documented with your booking or management company statements; we confirm which statements the lender will take on your file. It then compares that figure with the property's monthly payments: your existing first mortgage plus the new second, with taxes, insurance and any HOA dues.
Take a property that grossed $72,000 over the last 12 months, about $6,000 a month. The program would count 75% of that, or $4,500 a month, against the combined payment on both loans. This is an illustration, not a quote, using program rules as of October 2026.
HELOC or DSCR second mortgage: which fits an Airbnb?
| HELOC (income or bank deposits) | DSCR second mortgage | |
|---|---|---|
| How you qualify | Your income, from tax returns or bank deposits | The property's rent, typically at 75% of 12-month STR income |
| How you get the money | A line you draw on | One lump sum, no redraws |
| Rental history needed | Not for the line itself | 12 months of booking statements, or projections on purchases only |
| Prepayment penalty | Typically not | Varies; adding one can get you better pricing |
| Local rules | Check yours before you count on the income | You must comply with state and county STR rules |
If your tax returns or bank deposits support the line, a HELOC is usually simpler and lets you draw only what you need. If they do not, the DSCR second lets the property carry the qualifying. We run both on your numbers.
How much can you borrow against a short-term rental?
Less than on your own home. Investment-property programs cap your first mortgage plus the new loan at a lower share of the value, and short-term rentals, condos, 2 to 4 unit properties and recently bought homes can each lower the limit further. The ceiling also depends on your credit score and on which path you use.
Combined loan-to-value (CLTV) is your first mortgage plus the new loan, divided by the value. Try your own numbers in our rental equity calculator, then ask us which ceiling applies to your property.
Can a newer Airbnb without 12 months of history qualify?
On the HELOC paths, the line qualifies on your income, so a short booking history matters less, although recently bought homes can face a lower limit. On the DSCR second mortgage, we can sometimes use projected short-term income from a third-party projection or short-term rental comparables, generally when you are buying the property.
Can you get a HELOC on a condo you rent on Airbnb?
Often, yes. Some of the automated HELOCs we work with skip the condo project approval process, which makes them easier to get than loans that follow Fannie Mae and Freddie Mac guidelines. We cover the project side in why lenders turn down some Scottsdale condos.

What should Scottsdale and Arizona hosts have ready?
Your statements, licenses and loan details. Scottsdale requires an annual city license for each property rented for less than 30 days, according to the city's requirements for owners and operators. The same page lists a state transaction privilege tax (TPT) license, at least $500,000 of liability coverage, neighbor notification within 30 days of licensing, and registration with the Maricopa County Assessor. The Arizona Department of Revenue says the TPT license number must appear in your listings. Ordinance 4719 also targets rentals used as event venues for weddings and large parties.
A practical checklist:
- Your last two years of tax returns, or your last 12 months of bank statements
- 12 months of Airbnb/VRBO payout or management company statements, if you want the DSCR second mortgage priced
- Your Scottsdale STR license and Arizona TPT license
- Your HOA's written rental rules, and a letter if it is a condo
- Your latest first mortgage statement, tax bill and insurance declarations
Not every lender lists a license requirement, but staying licensed protects the income your loan depends on, and the DSCR second mortgage does require compliance with state and county STR rules. Confirm current rules with the city, ask a tax professional about TPT filing, and ask an attorney if your HOA documents are unclear.
Do the rules change in Florida, Colorado or Georgia?
Lender rules generally stay the same across the states where a program is offered, but local short-term rental rules do not. Availability varies by state, so ask us which programs are open where your property is. Some programs also do not lend on rural properties, which matters for mountain and lake rentals. Cities and counties in Florida, Colorado and Georgia can set their own registration, tax and zoning rules, so check yours before you count on short-term income.
What if you use the home yourself part of the year?
Then decide honestly whether it is a second home or an investment property, because the rules differ. A second-home line can carry higher limits with our lending partners, but the rental income usually cannot help you qualify. One of our lending partners treats a vacation home as a second home only if it is rented no more than 6 months a year, and no management company can control who stays there. Fannie Mae's occupancy definitions take a similar line on management control.
If the property is mostly booked by guests, it is an investment property for lending purposes. Misstating occupancy can be mortgage fraud, so tell us how you actually use the home and we will match the program to it. Our guide to financing a Scottsdale winter home covers the second-home side.
So, is a HELOC on your Airbnb worth pursuing?
It can be, if your income or bank deposits support the line. If they do not, a DSCR second mortgage lets the property's short-term income do the qualifying, typically at 75% of what it actually collected. Start with the investment property equity calculator to see your room, then send us your numbers and we will tell you honestly which path fits.
